Cracks in brickwork
External brick walls are traditionally built with two leafs, the inner leaf which would be plastered then decorated, and the outer leaf which would be the facing bricks to withhold the weather. The two leafs were traditionally separated by a “Cavity”. This cavity (most commonly 75mm wide) may or may not be insulated, however, even many years ago builders laid steel ties from one leaf to the other at select intervals in order to hold them together.
These steel ties were exactly that; steel with no rust protection or even paint on them so over the years they rusted and eventually snapped, causing the two leafs to be independent from each other. If this separation grew then small cracks could appear on both the inner and the outer leaf. During time most householders redecorate, fill in any cracks and continue without knowledge of any problem, however the external brickwork soon starts to show cracks and this is where most people panic. However, if the movement is detected soon enough before any real danger of mass movement is due we can stop this by inserting galvanised rust proof new brick ties. This process is relatively simple, with a minimum of fuss and very economic costs.
Please be aware that cracks appearing could also be due to subsidence or a collapse of an underground drain. We at AH Building Contractor’s provide free no obligation quotes for this. If your house requires attention to the foundations as underpinning or shoring, many household insurers can help with costs here. We have worked with many insurance companies across Manchester.
Water penetration from through the roof
If you have water penetrating through your roof it may require a complete new roof covering.
We can supply you with a fixed cost quote to remove all existing cover and replace with a cover of your choice, whether tiles, slate or stone. All of our roof re-covers come with a 20 year warranty. All re-covers are carried out in accordance with local authority building control. Aternatively, water penetration through your roof may be fixed as simply as replacing lead flashings around chimney stacks, against party walls, or even faulty tiling. Whatever the problem we will supply you with a fixed cost quote.
Uneven door frames and floor surfaces
Ever walked through the hallway and noticed a door frame at the head of the door, the architrave or the frame itself seems to be leaning or uneven?
This could be due to subsidence in the internal brickwork, to floor structures failing, or it could be due to simply bad workmanship. It may be necessary to install new steel supports to replace old timber beams, it may be necessary to rebuild sections of brickwork and then replaster - what ever needs doing we will do it, and we will do it right first time!
If you have noticed uneven, noisy or loose floors? This is usually a simple economic fault to repair which we can offer a per metre charge for on timber floors. If your floor is concrete and you notice uneven or loose areas, we would again offer a free quote (subject to further excavation).
Rising damp
Damp in the home can manifest itself in many different ways in many different areas.
Moisture is constant within the ground, constantly being thrown at our houses by the way of rain. Damp showing in the home simply means we do not have correct or sufficient barriers in place. Firstly we source the route of the damp, then install the correct barrier for that location either within the floor, within the walls, around windows and doors or within the roof. The damp already accessed will dry out and can be made good. What ever the problem big or small we take care of it all.
